    Pre Purchase Report
    Existing plumbing and drainage issues can be costly and are often only discovered once you or your tenants are living in a property. Don’t pay for poor or incorrect plumbing. Call JT’s Plumbing and Gas Fitting to arrange a pre purchase plumbing inspection. It can give you peace of mind and could save you thousands. Most people get a building and pest inspection before settling the purchase of a property however most of us don’t realise that a building and pest does not do a compressive check of plumbing services.

    We will check and provide you with a Condition report on:

  • Taps, mixers and fixtures
  • Water lines
  • Sinks, tubs and vanity plumbing and drainage
  • Toilets and cisterns
  • Gutters and downpipes.
  • Comprehensive Hot Water Heater check, including date, life expectancy and valves check.

    Properties are considered water efficient if certain water fixtures meet the standards, JT’s Plumbing and Gas Fitting can asses and provide a quote make your property water efficient.

    This is important to do if you have an investment property as the RTA (Residential Tenancies Authority) requires you to have a Water Efficiency Certificate before you can pass on the full cost of water consumption to your tenant.

    For your property to be deemed water efficient as stated by the RTA (Residential Tenancies Authority) the following standards need to be meet:

     

    • The rental property is individually metered (or water is delivered by vehicle)
    • All internal cold water taps, except those serving a bath, are to deliver a maximum of 9 litres of water per minute.
    • Shower heads are to have a maximum flow rate of 9 litres per minute.
    • Toilets are to be dual flush, with the maximum flush volume of the full flush to be 6.5 litres, the maximum for the half flush being 3.5 litres and a maximum average flush volume of 4 litres (based on the average of 1 full flush and 4 half flushes).

       

      In most cases to obtain a Water Efficiency Certificate, QLD, we can assist by taking some simple steps such as:

       

      • Upgrading tapware and outlets &/or
      • Installing flow restricting aerators &/or
      • Installing flow restrictor fittings behind the spouts &/or
      • Installing flow restrictors in the tap
      • Completing all documentation

    Kitchen Gallery Customers
    JT’s Plumbing and Gas Fitting are proud to work with Kitchen Gallery to provide plumbing and gas services to their customers.

    Having recently had our kitchen designed, made and installed by Kitchen Gallery we truly understand their customers needs and expectations. We strive to meet these expectations by working closely with Kitchen Gallery around timings to ensure that your project runs smoothly. We are happy to meet with customers before commencement of kitchen to discuss your plumbing and gas needs.

    If you are removing a kitchen and installing a new kitchen, we will co-ordinate with the team at Kitchen Gallery to insure we have a plumber available to disconnect and rough-in plumbing and gas service on the day that your kitchen is removed. We will then return once your kitchen and bench tops have been installed to re-connect all plumbing and gas services.

    An invoice will be issued upon completion of the reconnection. The cost of the kitchen rough-in will depend on the amount of time and material required to compete your rough-in and fit-off. Our rates can be found on our Services Price List page. You will only be charged for one call out fee for the two visits. A site visit and quotation can be arranged prior to commencement. Where possible we ask that you contact us a minimum one week prior to the ripout of your kitchen if you require a quotation to allow us time to schedule a suitable time do a site visit.

    CCTV Sewer & Stormwater
    JT’s Plumbing and Gas Fitting can visually inspect sewer and storm water drains using their quality camera equipment.

    By using CCTV we can identify and accurately locate the cause of blocked and broken drains and in turn gives us the ability to advise the best corse of action to rectify.
